
LML Realty to Invest ₹250 Crore in Haryana Industrial Park to Boost MSME Manufacturing!
LML Realty has announced an investment of ₹250 crore to develop a 45-acre industrial park at Jhirka Valley in Haryana, reinforcing the state’s manufacturing ecosystem and creating modern industrial infrastructure for micro, small and medium enterprises (MSMEs). The project, approved under the Haryana Government’s PADMA (Promoting Access and Development of MSME Advancement) Scheme, represents a significant step towards supporting industrial expansion through integrated infrastructure, policy incentives, and faster project execution.
Originally planned as a 35-acre development, the industrial park has now been expanded to 45 acres to accommodate growing demand from manufacturing businesses seeking ready-to-operate industrial facilities. Strategically located just 15 minutes from the Delhi-Mumbai Expressway, the park offers excellent connectivity to key industrial corridors, logistics hubs, ports, and major consumption markets across northern and western India.
Designed as a comprehensive industrial ecosystem, the development will provide businesses with multiple infrastructure options, including industrial plots, plug-and-play manufacturing units, and built-to-suit factory solutions. The flexible approach allows companies to establish manufacturing operations more quickly while significantly reducing the time and complexity typically associated with greenfield industrial projects.
Through its construction arm, LML Contracts, the company will offer end-to-end project execution under a single contract. Services will include land acquisition support, factory design and construction, statutory approvals, utility infrastructure, and project management. According to the company, custom-built manufacturing facilities can be completed in approximately 180 days, enabling businesses to accelerate production and reduce time-to-market. Companies seeking immediate occupancy will also have access to ready-built facilities available for lease, with rentals starting at ₹25 per square foot per month.
The industrial park has been designed to support a diverse range of manufacturing and industrial sectors. Target industries include engineering, automotive, pharmaceuticals, food processing, textiles, fast-moving consumer goods (FMCG), chemicals, electronics, warehousing and logistics, research and development, and data centres. By accommodating multiple sectors within a single integrated development, LML Realty aims to encourage industrial collaboration while supporting supply chain efficiencies.
The project will feature modern infrastructure designed to meet the operational requirements of contemporary manufacturing businesses. Planned facilities include 18-metre-wide reinforced cement concrete (RCC) internal roads, stormwater drainage systems, ductile iron water pipelines, sewage and effluent treatment plants, LED street lighting, rainwater harvesting systems, round-the-clock security, exhibition and display centres, testing and research facilities, utility services, and employee support infrastructure. Together, these amenities are intended to provide manufacturers with a fully integrated industrial environment that enhances operational efficiency and long-term sustainability.
Companies establishing manufacturing units within the industrial park will also be eligible for a range of financial incentives under Haryana’s PADMA Scheme. These benefits include incentives of up to ₹2 crore per unit, reimbursement of 75 percent of State GST for seven years, capital subsidies of up to ₹30 lakh, 100 percent exemption from electricity duty for 12 years, and additional support for technology adoption, branding, innovation, and research and development activities. These incentives are expected to improve project viability and encourage greater investment from MSMEs.

The company plans to develop up to 100 industrial parks across India over the next decade and is currently evaluating similar projects in Haryana, Punjab, Uttar Pradesh, and Rajasthan.
